Building a Home? Here are 4 things you need to know

Building a new home is exciting! There is a lot to learn if this is your first time building, and if you're building custom there are some thing we recommend homeowners do as they plan their construction project.

1. Finding a home on the market is difficult, which means builders remain busy.

Over the last five or so years, we have seen that the number of homes on the resale market has stayed at a historic low. This means fewer choices, quicker sales, and potentially higher prices for those homes on the market.

For many people that means their best bet for finding the right home to build a custom home. That means there are more people on builder's project lists and finding a good builder should start early so you can get on their books.

2. Energy efficient tax credits are still available.

If you're building an energy-efficient home there are several tax incentives that remain in place to help defray those costs. While some require a green certification process, even if you do not opt to go through the steps and expense of certifying you will see financial benefits right away with cost savings on utility bills and maintenance costs.

3. Truly custom homes allow you to build your dream home dream team

As you're planning your build there are some important steps you'll need to take before getting started. If you're building custom, that means putting the dream team for your construction project together. You get to choose your builder, land, lender, and architect when you build a truly custom home. So here are the steps to putting together your team:

  •  Set up consultations with builders: If you haven't already met with our team to talk through the construction process, set up your appointment today. In the course of 1 hour, we will talk through your vision for our new home and we'll answer questions about the home building process.
  • Talk with a lender: We work very closely with two incredible local lenders that are focused on construction lending full time. We would recommend speaking with a lender about your budget - and about what mortgage product will be right for you.
  • Find your lot: Finding a buildable lot may be the most important step in the process. It can also be the most difficult. Find a realtor who knows custom home construction and allow them to help you explore all of your options for finding the right piece of land.

4. Bring your builder on before you start design

We say it every day and we can't stress enough that you want to involve your builder in the design of your home. Too often, we see plans that homeowners have developed without a builder partner, and unfortunately, they are often designed outside of the client's goal budget. Working closely with your building team during the design phase will help you achieve as many of your goals within your budget as possible.
